Why Call Me?
I am a local real estate investor, not a big company. I have been in real estate my whole professional career other than a buss boy at Applebees when I was 19 while going to school. I am a licensed realtor as well so I have many years of knowledge of what houses will sell for after renovation and if you choose not to sell to me I can always list your home on the market as well. I will shoot you straight and provide options.
how do i come up with an offer?
When coming up with an offer I take into account and review multiple things:
- Condition: Is this property structurally sound?
- Location: Is this property in a desirable area or one that is up and coming
- Construction Cost: What is it going to cost make the repairs needed
- Time: How long will it take to complete the repairs
- Holding Costs: These are interest payments, insurance, utilities, lawn care, etc
- Selling costs: When I go to sell the home I will have to pay realtor commissions, closing costs, as well as make repairs to items the buyers want.
In the end it is a simple equation but the process is very complex. For example, If I know the house will sell for $4 the costs above are $1 I know I would need to buy the home for $2 so I can make $1 for my time and effort.
How long will it be until closing?
Since I'm not buying your house to live in, I can work on your timeline. Need to sell and a few months to get moved to your new place? We can handle that! We can even rent your property back to you while you are on your search or move. On the flip side, if you need to close quickly I have the means to close in 7-10 days if needed.
How do I know I will get my funds?
I work with a local and reputable title company. I will send them all documents for processing and they will be in contact with you as well. The title company will take my funds, transfer the deed, make payoffs from your funds, and give you a cashier's check at closing. .
Will I have to make repairs?
This is one of the biggest benefits of working with me. I will never ask you to make repairs and will try to make it as stress-free as possible. Depending on the age and condition of the home, I might hire a home inspector for due diligence. However, this is only for my reference so that I know what may need to be repaired after closing.
Do I have to pay you for coming to look at the home or helping me sell it?
Absolutely not. I love talking to sellers and finding a way I can help. I do not charge for assessing your situation, presenting options, writing the contract, guiding you through escrow, and I even pay for the closing costs.
Do you just buy houses?
No, I buy all sorts of real estate. Commercial, land, duplexes, apartment buildings, and buildable lots.
